I’m in my 28th year of Commercial Real Estate Appraisal, basically summarized by an initial three years in North Texas; followed by three years in Southeastern Pennsylvania; then, about 22 years in Southeastern Wisconsin - interspersed by one year in Tennessee.
In North Texas (‘90 - ‘92), I was with a Dallas-based firm consisting of four appraisers – plus me. All four of my mentors had Master’s Degrees from Texas A&M’s renowned Mays Business School with emphases in commercial real estate appraisal. I began as a Staff Appraiser, writing full narrative appraisal reports on industrial and office properties, as well as vacant land.
In Southeastern Pennsylvania (’92 – ’96), I was with a Philadelphia area-based firm that also consisted of four appraisers; they all had Master’s Degrees from Penn State’s renowned Smeal College of Business with emphases in commercial real estate appraisal. I worked as a Senior Analyst writing full narrative appraisal reports on neighborhood shopping centers, industrial and office facilities, residential and commercial subdivisions, hotel properties and vacant land. A large percentage of my flat-fee appraisal reports were prepared for court and ad-valorem tax appeals with most needing to be cross-examined by opposing tax attorneys.
In Southeastern Wisconsin, my 13-14 years (1996-2000) with the Milwaukee-based firm Appraisal Resource Group was anchored by close friend and mentor Jeffrey Pyzyk, President. Our office ranged from three to five appraisers over the years - including me. Again, the appraisers all had University of Wisconsin graduate degrees from the James A. Graaskamp Center for Real Estate. Jeff attained his degrees with most of the graduate level courses taught by Dr. Graaskamp.
As Senior Real Estate Analyst for ARG, I wrote appraisal reports for the full spectrum of commercial properties including Office; Retail; Industrial; Senior Health Care properties (ALF’s; SNF’s; CCRC’s); vacant land including residential and commercial subdivisions using the Developmental Approach; Hotel; Institutional; and Special-Purpose properties.
I started McKinney Appraisal Services in February 2010, becoming McKinney Appraisal Services, Ltd. in September 2012. I have been providing quality appraisal reports for all major sectors of the commercial real estate market throughout the State of Wisconsin. I can also work in neighboring Upper Midwest States. As indicated in the forthcoming PDF link, I have specialized in Senior Health Care; Institutional (colleges/universities; schools; seminaries/convents); and Special-Use properties (marinas; health clubs, i.e. YMCA, Boys & Girls Clubs; indoor tennis clubs and indoor ice hockey arenas). However, I continue to provide timely appraisal reports at competitivepricing for Office, Industrial and Retail properties with quality of the appraisal my primary motive.
